Bolton Building Mechanical Upgrades

The E.L. Bolton State Office Building in Mississippi was in the middle of construction on their first floor when it seemed they had missed something. As part of the project they were replacing some ductwork and upgrading the controls on the air handler units. When the spaces were not maintaining temperature, they asked us to look at the problem.

Powers of Mississippi discovered that over time the air compressor had failed and let oil into the system. We worked closely with the engineer, contractor and owner and presented a path forward while staying on the construction schedule.

Old VAV boxes needed to be upgraded from pneumatic to ddc and the chilled water valves on all the air handlers were failed and unable to maintain temperature. Powers of Mississippi proposed adding BACnet cards to the chillers and integrating into the variable frequency drives to increase the low delta t syndrome the plant was experiencing.

We also discovered that over time the air compressor had failed and let oil into the system. We worked closely with the engineer, contractor and owner and presented a path forward while staying on the construction schedule. Powers of Mississippi provided a proposal to remove and replace 200 pneumatic valves and retrofit the VAV boxes. We also suggested performing a test and balance on the system.

Powers of Mississippi replaced the old Windows 7 graphical user interface with a state of the art Siemens Desigo CC and created 3D floor plan graphics for the property to assist with troubleshooting and day to day operations.

Solutions Provided

  • Replaced the failed outside airflow measuring stations on the air handlers
  • Developed a new sequence of operations for the air side as well as the hydronic system
  • Retro-commissioning of the entire system to verify all device are working correctly
  • Provided all shifts multiple training sessions on the new sequences and software, as well as provided the maintenance personnel with basic instruction on their HVAC systems
